Sorry, I don’t have any models for mixed use, master planned developments. I am only involved in “one off” commercial deals. What you are asking for is usually provided by various cost consultants such as EC Harris, Davis Langdon and others. Of course, they also charge significant fees for this work.

This is a tough time to be starting a development company. The lending environment is extremely difficult. Banks are currently looking for 30% to 50% equity now. I am happy to answer some questions for you. Drop me a line.

Sorry for the long delay in responding, but I haven’t checked since early last year. Haven’t come across any good material on hotel valuations. However if it was me, I would set up a model that looked at how much equity I had to put in the deal, ranges of revenue (they should have past data) and what rate of return I needed. Biggest concern would be getting accurate operational costs and deferred maintenance issues.

There are a number of sources available for pricing new hotel construction. Don’t think that is what you are looking for.

I realize it’s been a very long time since you posted. You may not even check these comments anymore. But, I hope you do.

Come August 2009, I will begin a 2 year MBA program focused on real estate development and investment. I studied finance in undergrad and have a very basic working knowledge of real estate, but no real professional experience.

Currently, I’m analyzing commercial properties from an investment stand point. I have found your blog to be well written, insightful and more relevant than the typical “definition of cap rate” stuff that I find on the internet. Further, I have a few ideas about how you can increase the viewership of your blog if you are interested in continuing to write about your experiences. I hope you continue to post.
